Potentially dumb question:
Does a lead magnet always have to be a piece of content? Or at least some kind of instantly accessible deliverable?
Working with a client who’s offering priority access to some NFTs as the lead magnet. Initially I felt this was fine but then began to question it.
The prospect is still receiving value by signing up but since it’s not an instant win I’m now questioning it.

My own bias is toward providing something of value for free. Something that demonstrates your value and then provide an opportunity to get more content with a sign-up. IDK about the NFT angle. It doesn’t sound like a great angle to me, but I’m not sure of your audience, product, offer, pricing etc.
